This villa is oriented full south with a 100 sqm heated infinity swimming pool facing the property and an exceptional 200 degrees panoramic view over Cannes, the Gulf of la Napoule, the Estérel and the southern Alps.
The beautiful landscaped terrace gardens of 2,600 sqm. are composed of matured Mediterranean plantations.

Ground floor:
On the main floor is 1 master suite and 2 guest bedrooms which opens onto a terrace with a marvellous view of the ocean, Cannes and the Estérel mountains. On the same level is a fitted office and TV room. High speed internet is available thought the villa.

Pool level:
The pool level has one more bedroom with en-suite bathroom and the main living/dining room, kitchen. 2 Outdoor seating areas and outdoor dining has excellent views of the ocean, Cannes and the Estérel mountains. An independent & fully equipped studio/apartment is situated with a wide view of a private beautiful garden. The apartment has a separate access to all outdoor facilities. This self-contained studio/apartment is ideal for visiting friends, family and business associates.

Pool level outdoor:
The outdoor dining has a wonderful, panoramic view on the sea, with custom French door leading to the main kitchen and dining and direct access to the heated pool complimented with a barbecue area.

The Neighborhood

This villa is located in the heart of the French Riviera, an area world famous for its cosmopolitan atmosphere, cultural heritage and great natural beauty.

It is less than an hour to Monaco and the Italian border in one direction, and the same distance to St. Tropez in the other direction. To the east, all of northern Italy, including Portofino, Sienna, Florence, Venice, Milan and the Italian Alps are within a day’s drive from the villa. To the west are Marseilles, Avignon, Montpellier, northern Spain and Barcelona, again a day’s drive. The Alpes Maritime or southern Alps and the Parc Mercantour are less than 1 hour away, where a number of French and Italian ski resorts are accessible for a
day's skiing in winter. Valbonne, Biot and the surrounding hill villages of Mougins, St Paul de Vence, Tourettes sur Loup and Grasse benefit from their proximity to the coast while escaping the summer crowds and traffic often experienced by residents living right on the coast.
